How the Home Loan EMI Is Computed
The home loan EMI uses the reducing-balance formula EMI = P × r × (1+r)^n / ((1+r)^n − 1), where r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the tenure in months. The critical word is "reducing balance": every month, interest is charged only on the outstanding principal, so the split between interest and principal shifts over the life of the loan.
In the first month of a ₹50 lakh loan at 8.5% for 20 years, your EMI of ₹43,391 contains roughly ₹35,417 of interest and only ₹7,974 of principal. By the final year, the same EMI is almost entirely principal. Banks provide a full amortization schedule precisely because borrowers need to see this shift to understand the true cost of a loan.
The True Cost of Choosing a Longer Tenure
A 30-year tenure at 8.5% for ₹50 lakh reduces the monthly EMI to about ₹38,452, but total interest balloons to roughly ₹88.4 lakh — nearly 1.8 times the loan amount. A 15-year tenure pushes the EMI up to about ₹49,243 but cuts total interest to roughly ₹38.6 lakh. The extra 1.2 crore of interest is the price of a ~₹10,000 lower EMI.

A ₹2 lakh prepayment in year one of a ₹50 lakh loan at 8.5% saves roughly ₹8–10 lakh in interest over the loan's life if the bank reduces the tenure rather than the EMI.
